Dating back as far as the 12th and 13th centuries, the name ‘peg tile’, originally came from the softwood pegs, which were driven through two holes in the top edge of the tiles which allowed them to hang on laths or battens.

As the original peg and plain roof tiles were made by local or travelling craftsmen who relied on hand moulding and simple firing techniques, the tiles they produced had a wide variation of size, texture, camber and colour. This was despite the Royal Charter of 1477 which aimed to standardise the size of peg and plain tiles

Eventually, the widespread use of traditional peg tiles gradually declined with the introduction of handmade ‘plain tiles’ where the wooden pegs were replaced by clay nibs formed into the tile from which to hang the tiles. This reduced the cost and made the fixing of the tiles easier.

THE EVOLUTION OF THE HANDMADE KENT PEG TILE

Made from English clay, Kent Peg roof tiles hold a special place in the English architectural landscape – particularly in the South East of England, where they were used on most houses, churches, barns and farmhouses, on roofs and walls alike.

Cheaper mass-produced machinemade clay and concrete roof tiles then became available in the 1900s, and although these lacked the aesthetic irregularity of the handmade tiles, their again cheaper cost led to their popularity.

However, in recent years, tighter planning regulations and recognition of the need to conserve our historic buildings with locally obtained sustainable and more visually sympathetic materials has resulted in a renewed interest.

Reclaimed or New?

Old peg tiled roofs are constantly falling into disrepair, largely through damaged pegs, insect or fungal attack, wind-lift and the effects of frost, particularly on north-facing slopes.

Second hand tiles from specialist suppliers have traditionally been the preferred choice on historic buildings, particularly if only a few tiles are needed. They blend in extremely well, provided they are of a compatible size, texture and colour and reclaimed from the same locality.

However, good reclaimed roof tiles from legitimate sources are increasingly rare, and expensive, and after many years of wear and tear, their condition and life expectancy is inevitably uncertain and they do not hold performance guarantees!

In cases where large sections or entire roofs need to be replaced, new handmade peg tiles, such as those made by Tudor Roof Tile Co Ltd, are often a much more reliable and a cost-effective option.

Machine or Hand Made?

One of the problems architects, conservationists and owners of heritage homes face is that the sought after ‘rustic’ character of the original Kent Peg Tile, with its subtle variation in texture, colour and camber is difficult to replicate using modern manufacturing methods.

Despite significant advances, the majority of mass-produced ‘machine made’ clay roof tiles are still far too dull and uniform in appearance to be a convincing substitute.

A very small number of ‘studio potters’ do still make bespoke handmade roof tiles, relying on skilled craftsmen to not only painstakingly form each individual tile, but to also recreate bespoke colourings. Such meticulous detailing is often reflected in their production costs.

Tudor Roof Tile is one of the few remaining English manufacturers, who combine the best of both traditional and modern tile making techniques to create a time weathered ‘olde world’ rustic look.

Handmade with meticulous attention to detail, each clay peg and plain tile is individually hand pressed, moulded and trimmed using some of the techniques that have hardly changed over the years. The tiles are then strengthened using advanced firing techniques in order to give the final product exceptional performance and durability.

Mindful of the varying requirements of each project, Tudor can make tiles with bespoke sizes and shapes, so that they are suitable for both ancient and modern buildings as required.

Historical Authenticity

When restoring a historic roof, particularly when it is grade listed, it is important to respect the original character and detailing.

For instance, the smallest change from the original peg tile size can damage the overall aesthetic. This is why Tudor offers a range of non-standard bespoke sizes in a variety of soft muted tones that age and blend well with the faded roofs of older buildings.

Made with either square or round peg holes, they are suitable for use with traditional wooden and modern aluminium pegs.

Modern Architectural Design

Whilst remaining true to its roots and original character, the Kent Peg Tile is continuing to evolve and develop to meet the changing needs of today’s market.

Increasingly, new property owners are asking their architects for a ‘wow’ factor external appearance. Here again the bespoke handmade peg tile proves to meet all requirements for aesthetics and performance at a realistic cost.

GRAVITY BLACK WATER DISCHARGE IS

When gravity fall for wastewater and sewage services in a commercial building design is not available then a pumped solution is required.

Floor mounted lifting stations, installed in a plant room or basement, provide a reliable pumping solution for drainage from kitchens, toilets, and showering/changing facilities.

Jung Pumpen have recently developed the EffluMaxi / Compli range, making installation and maintenance even easier and quicker. The EffluMaxi / Compli 400 now features a height adjustable, sliding, clamping, inlet flange (Stepless) and multiple inlet connection options. It also has a variable discharge branch (DN80 or DN100), a low weight, rotatable, non-return valve and buoyancy fixing protection without having to move the unit. The integrated tank volute provides better flow behaviour, no corrosion and less clogging.

An updated control panel adds features such as a maintenance interval display and additional connection for an additional, remote high-level alarm.

Granite and quartz worktop supplier, Roann Limited, has reported record-breaking revenue in 2022, with a 15% increase in sales year-on-year.

From January to December 2022, the Wakefield-based business reached an annual sales figure totalling over £8.3 million.

Notable key projects for this period included collaborations with established companies including Crest Nicholson, Barratt Homes, and Taylor Wimpey across the UK.

Over the past four years, the business has experienced significant growth and has increased sales by almost 50%, when comparing figures between 2018 and 2022.

COLD PLUG – WINTER SAFETY ADVICE FOR STOVE USERS

A‘cold plug’ in your flue can be an unexpected issue during the colder weather. It is an invisible plug of cold air that can form in your chimney when temperatures drop significantly, and the chimney is left to go cold. This can result in the flue being plugged, which pushes smoke back down and out of your stove.

It can occur overnight during a sudden drop in temperature when your stove is not in use or when a clear chimney has not been used for a period of time.

There are measures you can take to limit the risk of a cold plug:

• Leave your stove door open at least 30 minutes before lighting and when not in use.

• Using the top down method of lighting a fire.

• Starting with a firelighter can be an effective way to warm the flue.

Ideally, you want to gently increase the internal temperature of your chimney to remove the cold air plug.

Chief executive officer at HETAS Bruce Allen comments: “With the current forecast predicting the potential for a sudden drop in temperature weather warnings being issued as snow and ice creep in, we’re urging those with wood-burning stoves to carry out the above steps in order to limit the risk a cold plug can create. With temperatures having recently plummeted, many of you will be relying on your stove to help heat your home. HETAS offers its advice on how to avoid a ‘cold plug’ in your chimney when temperatures suddenly drop.

Due to their construction and smooth surfaces, CaberMDF Pro and Pro MR are ideal for use where intricate detailing is required; plus, the boards are ideally suited to machining and surface finishing, as well as being able to accept high quality paint finishes.  Both are easy to saw, drill and rout cleanly without chipping or splintering.  Therefore, elaborate detailing is possible, while for the most artistic of interior designers, developers or builders, the boards will even accept foils and ornate veneers.

The versatile panels are suited to shop fitting, general purpose joinery and furniture making, as well as wall panelling, architectural mouldings, and the production of doors.  They are also frequently specified for exhibition stands, staircases and even fire surrounds, as well as in public buildings, banks and hotels.

Then in terms of the product designation, the MR refers to the moisture resisting treatment and conditioning given to the CaberMDF Pro MR boards during their production, making them suitable for use in kitchens, bathrooms and utility rooms or other situations where the environment is prone to high humidity. Ruggedness as well as accuracy of manufacture is also enhanced by the industrial grade’s superior screw and fastener holding over other types of panel product, thanks to the board’s carefully selected, high quality fibres and internal bond strength.

At 1220mm wide, both boards are available in lengths of 2440 or 3050mm; and in thicknesses of 6, 9, 12, 15, 18, 22, 25 and 30mm.  For CaberMDF Pro, extra options include sizes of 1525 and 1830mm, plus 2745 x 1220mm with the longest board measuring 3660 x 1220 mm.

For peace of mind, the boards also conform to European E1 emission standard, comply with BS EN 622: Parts 1 and 5, and carry the CE mark.

BILCO UK SETS THE STANDARD FOR SAFETY AT GLASGOW HOUSING DEVELOPMENT

Glasgow’s latest redevelopment project, located on Langside Road, is built upon the former site of the city’s Victoria Infirmary and consists of a large housing development that includes 413 flats, offices and retail space.

As part of the construction process, BILCO UK was commissioned to supply six ESW50REM Smoke Vents, in addition to seven E-50TB Roof Access Hatches, to provide the highest standards of safety and efficiency, whilst being sympathetic to the project’s overall design.

Keylite Roof Windows (Keylite), part of The Keystone Group, has promoted long-standing Area Sales Manager John Logue to Business Manager (Flat Roof Systems) for the UK and Ireland.

John has been with Keylite for six years, building up customer relationships as an ASM covering Scotland, Cumbria and Lancashire. In 2019, John was made Sales & Specification Manager for these areas, and more recently, he was promoted to undertake the role of Business Manager (Flat Roof Systems) nationwide.

GRAMPIAN USED ON SOCIAL HOUSING PROJECT IN CORBY

This is the second development where Russell Roof Tiles has worked in partnership with leading developer Modus Partnerships Ltd, based in Leicestershire. Modus Partnerships Ltd, who specialise in building affordable homes for housing associations across the Midlands selected Russell Roof Tiles for their reliability and skill in the sector.

The new homes were developed for social rent purposes to help create affordable rental properties. The site where the build took place was formerly occupied by Northamptonshire County Council’s social services department and has been vacant for nearly a decade. It has now been bought back to life thanks to a scheme set up by PA Housing as a part of its development programme.

ARE CONCRETE ROOF TILES A SUSTAINABLE CHOICE?

Concrete roof tiles are a popular choice, as they provide excellent aesthetics, performance and durability. They are also a sustainable choice, thanks to their environmentally friendly manufacturing process, thermal efficiency, long lifespan and ease of maintenance.

Since concrete roof tiles are very dense, they have a high thermal mass, meaning they absorb and store heat well. The benefit of this is that concrete tiles can absorb heat from the sun. In the summer, this will reduce thermal gains in the home, keeping it cooler. Then, in the winter, the same characteristic will help to keep the home warmer.

The long lifespan of concrete roof tiles

Concrete roof tiles have a very long lifespan. Marley’s products are covered by a 15-year system warranty for our roof systems, and the tiles themselves are generally expected to last more than 60 years. This long lifespan, coupled with minimal maintenance requirements, will help to keep the overall environmental impact of a home low.

Concrete roof tiles: end of life

When looking at the sustainability of any building product, it’s also important to consider how it will be disposed of at the end of its useful life – and if the materials can be recycled or reused.

In the case of concrete roof tiles, they can be easily recycled or reused when they are eventually removed from a property. The process simply requires crushing the old tiles, creating an aggregate that can then be used to create new concrete roof tiles, or other useful building materials.

NEVER COME UNSTUCK WITH WEST FRASER AND CABERFIX

The CaberFix range, which can be used with many of West Fraser’s panel products, comprises three glue types and two choices of adhesive tape; having been developed for a wide variety of applications and performance requirements.

CaberFix D3 is a PVA adhesive created specifically for use along Tongue & Groove joints on West Fraser’s chipboard flooring range, especially in conjunction with CaberFloor P5, CaberDek and CaberAcoustic. Requiring no fillers, it is fast setting and forms a strong and rigid glue line – while it conforms to DIN EN 204 D3 and BS 476 part 6.

Solvent-free CaberFix D4, meanwhile is a onecomponent polyurethane adhesive for use with CaberDek, CaberShieldPlus and CaberFloor boards. It allows the user to see where a seal is made and is ideal for both bonding flooring boards to joists and securing T&G joints; as well as for sealing the edges of boards.

100% waterproof, CaberFix Joint & Joist is used to create a flexible, but strong and squeak free bond, which can be applied to the tongues and grooves between boards, as well as a variety of other materials including CaberDek boards. Resistant to temperature extremes, this PU adhesive can, usefully, be applied in damp conditions.

CaberFix Tape is a high-performance polyethylenecoated cloth tape, which is 100% waterproof and used for sealing exposed joints as well as perimeter edges. UV-resistant for durability, this easy-to-use solution seals CaberDek edges to walls, and also protects joints during construction phases, even on uneven surfaces.

Acrylic CaberFix X-treme tape has been specially developed for use in extreme weather conditions down to -21oC. The super-strong, scuff-resistant tape can be applied under damp conditions and will not lift when wet; while it also boasts a high tack point: meaning CaberFix X-treme tape has a high initial grab, and gains strength over time.

UK’s largest construction sector site solutions company, WysePower, joins RSK Group

The market-leading temporary site service company WysePower, which emphasises the use of carbon-neutral building solutions, has been acquired by the RSK Group, a global leader in the delivery of sustainable solutions.

Founded as WysePlant in 1958, the company began by providing temporary electrics, hoists, cranes, cabins and general plant. Today, WysePower is the market leader in temporary site services, with more than 260 directly employed and qualified staff operating from eight regional UK offices, from Glasgow to Bristol, along with operations in five European countries delivered from its operational centre in Amsterdam. WysePower recorded an annual turnover of £28 million in the last financial year.

and cost-effective alternative to traditional concrete foundations for modular and building set-ups, as well as ground stabilisation and walkway solutions. This enables the installation of stacked cabins of various heights without breaking ground. In addition, the foundations are made from recycled materials and are fully recyclable after use, which will save on average 1.66 tonnes of carbon for each tonne of concrete produced.

CDW SYSTEMS SET TO TRIAL ALUK LUMINIA F82

The Gloucester-based CDW, part of the East Manor Group, has fabricated AluK’s BSF70 bi-fold for many years and is looking to be able to offer customers an upgrade if they want it.

The Luminia F28 has been designed so the frame and cill have slim sightlines of just 97mm and to be thermally efficient,

claims the company, delivering a 1.3 U-value with double glazing. It features a pop-out handle that sits flush within the frame and HD rollers which allow for smooth and seamless opening.

Jeremy Phillips, CDW Systems’ group chairman, said: “We have had enormous success with the BSF70 from AluK but are

looking at introducing the F28 due to its thermal properties. It’s a much more thermally efficient and modern bifold with better sightlines for uninterrupted views, which is what customers continue to want, and we are lining up training for that in the factory.

“It won’t take over from the BSF70, which we will still be offering, but we are trying to make sure we are prepared for 2025 and whatever that brings.

“We also want to make sure we can offer our customers an upgrade if they want a more stylish, sleek, and high-end aluminium bi-fold door. There will certainly be a demand for it, and we are looking forward to seeing what our customers think.”

LONDON LANDLORD GIVEN SEVERE MALADMINISTRATION SANCTION AFTER LENGTHY FIRE DOOR DELAY

A London-based housing association has been sanctioned for severe maladministration by the Housing Ombudsman after it failed to provide fire-safe doors in a property more than 18 months after the resident moved in.

Wandle, a 7,000-home landlord, was sanctioned by the ombudsman for what it described as “cumulative failures in addressing fire safety issues in a resident’s flat”.

In a release today, the ombudsman found that the landlord was unable, despite a number of visits, to provide assurances that the doors in the resident’s flat were fire-rated and whether that meant they needed replacing.

The resident also raised concerns about the general condition of some of the doors, which were not dealt with promptly.

Wande told Inside Housing that it has now “apologised unreservedly to the tenant”.

The resident first requested confirmation that all the doors were fire doors upon moving in, following a mutual exchange.

However, after four visits over a ninemonth period, the landlord still had not clarified the fire rating of the doors.

Feeling this was a fire safety issue, the resident also voiced concerns about the front door missing a fire strip and not fitting the frame.

The resident, who has recorded vulnerabilities including autism and

Asperger’s Syndrome, subsequently raised a stage-one complaint.

In response, the landlord said it would assess the doors but these visits still did not establish whether the doors in the property were fire doors.

The resident also wanted to know whether the landlord had responsibility for fixing the other faulty doors she had previously raised concerns about.

The landlord escalated the complaint to stage two, and arranged for a survey which found that the front door required a new fire door, that a new fire door was needed for the lounge and that other door defects needed repairing.

At the end of this process, 18 months after the resident had first moved in, the landlord had still not replaced the front door.

The ombudsman found that while the landlord rectified the matter by arranging a door survey, there was a delay in addressing the fire safety issue raised by the resident.

In addition, the landlord initially treated the issue as a responsive

repair, rather than a fire safety issue, and the ombudsman described the inspection at mutual exchange “unsatisfactory as the missing kitchen door should have been picked up”.

It was these cumulative failures that meant fire safety issues in the resident’s home went unaddressed for a significant period and caused her worry and frustration.

Following the investigation, the landlord has agreed to review both its mutual exchange policy and its complaint-handling process, as well as making it easier for staff to identify when a resident has a vulnerability.

Tracey Lees, chief executive at Wandle, said: “We respect the ombudsman’s findings, which are published in today’s report. We have apologised unreservedly to the tenant affected by this case, and are fully complying with our obligations in line with the determination and recommendation.

“Extra measures and procedures have been amended to ensure that this does not happen again, and we are committed to learning from feedback to continually improve our services for residents.”

FIRE SAFETY REGULATIONS 2022:

WHAT YOU SHOULD BE AWARE

OF

New Fire Safety (England) Regulations are coming into force on 23 January 2023.

The fire safety team at law firm, Addleshaw Goddard, explain the background, what fire safety professionals need to be aware of and the challenges ahead.

The Government continues to implement new legislation following the Hackett review and Grenfell Tower Inquiry. This has resulted in amendments to the existing Regulatory Reform (Fire Safety) Order 2005 (Fire Safety Order) which governs day to day fire safety.

The Fire Safety Act 2021 (FSA 2021), came into force in England in May 2022 and is now fully operational in both Wales and England.

Legislation-FireSafety-20Amidst the publicity associated with the passage into law of the Building Safety Act and the significant challenges it imposes for all operating in the built environment sector, it is important to note that there are also very challenging new fire safety regulations – the Fire Safety (England) Regulations 2022 (Fire Safety Regulations) – which are coming into force on 23 January 2023.

The Fire Safety Regulations apply to multi-occupied residential buildings in England only and impose rules for;

• non-high rise buildings – for example, fire safety instructions must be provided to residents

• buildings over 11 metres – for example, annual checks of fire doors must be carried out

• and buildings over 18 metres – for example, floor plans must now be provided to Fire and Rescue Services.

The Fire Safety Act (FSA) 2021

The FSA 2021 clarifies the scope of the Fire Safety Order in respect of multioccupied residential buildings, to make clear it applies to the structure,

external walls (including cladding, windows, doors and balconies) and individual flat entrance doors between domestic premises and the common parts.

This means that fire risk assessments should be reviewed and updated where necessary to ensure that control measures are put in place to ensure that the building can be occupied safely.

The FSA 2021, and associated regulations, will provide a clearer path for enforcement action and prosecution against any Responsible Person who fails to comply with its obligations. Penalties for offences under fire safety legislation include unlimited fines and/or imprisonment for senior individuals within a business.

Average fines for fire safety offences have risen sharply in the aftermath of Grenfell.

Do the Fire Safety Regulations apply to your building?

The new regulations apply to existing multi-occupied buildings with two or more sets of domestic premises, with

various duties applying to buildings of differing heights.

While the legislation will also apply to new buildings when completed, it should also be noted that the Government has updated the Building Regulation’s guidance, Approved Document B to meet the recommendations of the Grenfell Tower Inquiry. This means such buildings face enhanced obligations, and that the Building Safety Act introduces a much tougher building regulations process which will apply in late 2023 to multi-occupied residential buildings that are 18m, or seven storeys or more.

Are you a Responsible Person (RP)?

The concept of a “Responsible Person” is not a new one. The Fire Safety Order already places several duties on the Responsible Person. In the context of the New Regulations, the Responsible Person is the person who is responsible for the safety of themselves and others who use a regulated premises.

This is usually a building owner, but in residential buildings, will include any other person in control

of the common parts or exterior of premises.

New duties for the Responsible Person

The Fire Safety Regulations creates the following new duties for the Responsible Person:

1. For multi-occupied residential buildings with two or more sets of domestic premises, the Responsible Person will be required to provide:

relevant fire safety instructions to residents, including instructions on how to report a fire, and what a resident must do once a fire has occurred, based on the evacuation strategy for the building

• residents with information relating to the importance of fire doors in fire safety

2. For residential buildings above 11m, the Responsible Person will be required to:

provide fire safety instructions and fire door information

• undertake annual checks of flat entrance doors and quarterly checks of all fire doors in the common parts.

3. For residential buildings of at least 18m or seven or more storeys, the Responsible Person will be required to:

provide fire safety instructions, fire door information and undertake fire door checks

• install and maintain a secure information box in the building, which must contain the name and contact details of the Responsible Person and hard copies of the relevant floor plans

provide up to date electronic floor plans for the local Fire & Rescue Service and store a copy in the Information Box

send information regarding the design and materials in the external wall to the Local Fire and Rescue, together with details of any risks and mitigating steps taken

• undertake monthly checks on firefighting lifts, evacuation lifts and check the functionality of other key pieces of firefighting equipment. Defects will need to be reported to the local Fire and Rescue Service as soon as possible if the fault cannot be fixed within 24 hours. Records of the outcome of checks will need to be available to residents.

install signage that is visible in low light or smoky conditions. The signage in stairwells must identify the relevant flat and floor numbers.

Fire Safety (England) Regulations 2022: Practical considerations

“When reviewing internal or external expertise consideration should be given to whether the individual or organisation has the necessary technical expertise to evaluate and communicate the relevant control measures, and particularly to determine technical compliance and to devise controls. In our view, increasingly attention will be paid to whether individuals carrying out risk assessments and identifying control measures have recognised industry accreditations.”

If you own, manage or operate from a building you are likely to be a Responsible Person. If so, you should carefully consider whether the obligations under these Regulations apply to you.

Where you rely on third-party managing agents they will need to be aware of the duties imposed by the Fire Safety Regulations and you must ensure they are obliged to and are in a position to action the new requirements, noting that the Regulations are criminally enforced and that the duties they create are non-delegable, meaning you may still face prosecution if things go wrong.

Industry opinion has voiced its concern regarding the capacity of the building safety industry to be able to provide sufficient resource

to implement the new checks and reviews required under the Fire Safety Regulations and other recent changes to fire safety legislation. Thought should be given to the availability, and competency, of personnel when making plans to action requirements of the Fire Safety Regulations.

Given the current and forthcoming requirements of the Building Safety Act (which include the management of “building safety” risks, including fire safety), in addition to the existing requirements of fire safety law, consideration should also be given to ensuring competence for existing and future requirements.

When reviewing internal or external expertise consideration should be given to whether the individual or organisation has the necessary technical expertise to evaluate and communicate the relevant control measures, and particularly to determine technical compliance and to devise controls. In our view, increasingly attention will be paid to whether individuals carrying out risk assessments and identifying control measures have recognised industry accreditations.

Examples such as membership of accredited schemes such as NAFRAR or FRACS, and compliance with the latest technical guidance and British Standards, such as PAS 9980, should all be considered when looking for evidence of competence. Competence should be monitored as standards evolve to ensure those engaged remain competent, although if (as appears to be expected) there is a shortage of accredited competent individuals flexibility may have to be employed in assessing competence in the short term – for example by reference to experience rather than formal accreditations.

Owners and duty holders should also be aware of the potential costs following on from the Fire Safety Regulations. For example, if during a check of firefighting equipment, it is found to fall short of contemporary fire safety standards, it is likely the responsible person will be advised to replace the equipment. Careful consideration should be given to who bears relevant responsibilities for costs under the relevant leases.

Systems need to be in place by 23 January 2023 to ensure ongoing compliance with the Fire Safety Regulations.
