NEW PROJECT UNVEIL IN HAMPSHIRE

This week, OB Architecture unveiled their latest project Strawberry Hill, a comprehensive refurbishment of an entire residence in the serene Hampshire countryside. This ambitious project was undertaken in response to the client’s aspiration for a complete rejuvenation of the property. After more than three decades in Hong Kong, the client had chosen the British countryside as their new haven. With studios in London, Winchester, and Chamonix, OB Architecture is renowned for its ability to harmoniously blend creativity with contemporary innovation, crafting residences that meet the demands of 21st-century living.

The focal point of this transformation is a striking circular GluLam timber structure designed in collaboration with Buckland Timber, replacing a dated 80s steelf ramed conservatory. The original structure lacked modern comforts and thermal efficiency, necessitating a comprehensive overhaul. The alterations were meticulously calibrated to harmonise with the existing house’s proportions, seamlessly integrating with the traditional rural architecture while introducing subtle contemporary details, as per the client’s wish for a modern and playful living space. The end result is a captivating contemporary space boasting 270-degree views of the garden, tennis court, and the idyllic Hampshire countryside. The circular form elegantly mirrors the terrace at the opposite end of the property, creating visual symmetry and cohesion.

In response to the client’s brief, OB also redesigned the entrance, through to the open-plan modernised kitchen, living, and dining area, and further into the new garden room. On the lower ground floor, the spa and pool area underwent a modernisation process, with the addition of expansive plate windows that afford captivating views both in and out of the pool. A cinema and games room were also nestled deep into the plan of the lower ground floor. Throughout the project, a strong emphasis was placed on eco-conscious design elements. Toby Wincer, Director at OB Architects, explains, “We deliberately opted for a GluLam timber f rame to replace the existing conservatory, not only for its sustainability but also its cost-effectiveness, as opposed to more commonly used steel, aluminium, or UPVC structures. Automated roof lights were then installed to facilitate passive ventilation.”

The interior decoration was entrusted to Wilson Martin Interiors, who collaborated closely with OB Architecture and the client to devise a scheme in perfect harmony with the building’s character and architectural vision. The Strawberry Hill project stands as a testament to OB Architecture’s prowess in seamlessly merging modern design with the charm of rural surroundings. The decision to utilize a GluLam timber frame showcases a thoughtful approach to sustainability, while the inclusion of automated roof lights demonstrates a commitment to energy-efficient solutions. The involvement of Wilson Martin Interiors further underscores the project’s comprehensive and unified design approach, resulting in a distinctive and inviting living space for the client.

NEW DIRECTOR APPOINTED AT LONG-STANDING NORTH EAST ARCHITECTURE PRACTICE North East-based architecture practice JDDK has appointed a new Director, as the company celebrates a successful year of growth and strong pipeline of projects upcoming in 2024. Clair Sanders joins fellow Directors Nicky Watson, Mura Mullan and Adam Vaughan. Having been with the business for the last 17 years, Clair was the natural choice when a rare opening for a new Director came up. Joining the practice in 2006, Clair began her career in architecture at JDDK, after graduating from Newcastle University. She has worked as an Associate Director before moving into her new position earlier this month. Guiding the team to use their strength and adaptability to navigate shifting industry challenges and driving forward positive change will be focus areas for Clair, who brings crosssector experience to the management team. During her time at JDDK, Clair has worked with businesses and organisations on projects across the healthcare, leisure, education and commercial industries, including working as a Project Architect for the new commercial premises at the Milkhope Centre for Blagdon Estates, as well as multiple refurbishment projects on leisure centres across Northumberland. A former co-chair of RIBA North East’s Housing Group, Clair is especially passionate about the residential and social housing sectors – areas in which JDDK is very active. During her time at the practice, Clair has taken a leading role on several housing schemes for both the public and private sector and will continue to be one of JDDK’s lead architects in this area of work. Her recent work in this sector has included leading new build and conversion social housing projects for clients such as Your Homes Newcastle, Karbon Homes and South Tyneside Council. As leading specialists in residential design, social housing and low-carbon design, JDDK has secured a number of significant project wins this year. The practice is currently working on various large scale residential, elderly care and regeneration schemes across the North East, designing for sustainable communities where affordability, security, quality of life and wellbeing are priorities. The appointment of Clair as a Director comes as fellow Director, Kevin Turnbull, announces his retirement, following an impressive 31-year career at JDDK. Commenting on her promotion, Clair said: “I’m delighted to have been appointed as a Director and having been with the business for such a long time, it means a lot to now have the chance to influence our future. I joined the practice as a graduate and the team has played an instrumental role in shaping my career. I’m looking forward to doing the same for the young talent we have coming into the business, and ultimately giving something back to the industry.” Kevin added: “Making this announcement has prompted me to reflect on my career at JDDK and I’m proud to have played a part in taking the business to where it is today. HOW A DOOR BECOMES A FIRE DOOR:

A TECHNICAL GUIDE Working fire doors are a prerequisite for fire safety, but what differentiates them from regular doors? Kirk Smith of Allegion UK outlines the technical features that form fire rated doors as we know them. Research indicates there may be around 42 billion doors found throughout the world’s built environment. Every day, each of those doors play a purposeful role towards the accessibility, safety and security of buildings and their occupants - but how many people truly recognise what they are using? Doorsets are assembled in a variety of configurations and sizes, but more often than not, they are used without a second thought. Yet, there are stark differences between regular door and fire door classifications, and where fire safety is concerned, it’s critical for users and responsible persons alike to be able to differentiate between the two. Despite their similar appearance, regular doors serve as interior and exterior access points only and are usually thinner at 35mm, while fire doors aim to protect buildings and their occupants in the event of a fire and are either 44mm or 54mm thick depending on its fire rating. As a key element in a building’s passive fire protection system, fire doors and their hardware components are often the first line of defence against fire, and as such, require detailed engineering and testing. Kirk Smith of Allegion UK explains: “From components and construction to features and function, there are several clear distinctions between regular doors and fire doors. Whereas regular doors are often placed throughout a building on accessibility or aesthetic merit, fire doors are strategically positioned to compartmentalise areas of the structure - such as hallways and stairwells - and are designed to help direct occupants through safe escape routes whilst also providing them with valuable time to make their way out of the building. “When opened, fire doors provide a means of escape. And when closed, they form a barrier to stop the spread of fire and smoke. To be able to do this, the main panel of the door (also known as the door leaf) is constructed from fire resistant materials that help to prevent the door from warping or collapsing when exposed to high temperatures. Conversely, regular doors without these materials are highly vulnerable. Nonetheless, for a fire door to

become effective, it must comprise of more than just the leaf, and will include: • • • • •

The frame Intumescent fire - and if required for certification - smoke seals Glazing (although this is not necessary) Signage Door hardware, such as hinges, door closers, locks and latches

“Fire doors must work in tandem with each of these components, so to not compromise the integrity of the doorset. Intumescent fire and smoke seals for example, frame the edges of the fire door and are chemically designed to expand into the frame when exposed to temperatures beyond 200°C. In doing so, the seals close the gaps between the frame and the door itself, eliminating any possibility of fire - and if required, smoke - from passing through. Intumescent seals, along with clear ‘Fire Door Keep Shut’ signage - usually found towards the top edge of the door leaf - are some of the most unmistakeable visual marks found on a fire door. “From an operational viewpoint, fire doors work differently than regular doors too. Fire door hardware is indispensable to fully operational doorsets, where during a fire incident, an open door is rendered useless. To be able to form an effective barrier against fire, a door must close to completion from its open position, and as part of this process, it will call upon its hinges, locks, latches and door closing devices. Door closers, whether concealed or surface-mounted, use spring-loaded hydraulics to effectively close and engage the door into its latch, where it is held firmly in place by the frame, whereas regular doors rely on manual control. “For buildings with high footfall, an electromagnetic hold-open device may be present on a doorset. These systems are permitted to keep certain fire doors open until a fire alarm is activated, aiding ease of movement until the first sign of a fire incident, in which the system will automatically release and close the doors to completion. Equally, panic and emergency exit devices can be found on some fire doors that are positioned throughout a building’s escape routes. All exit devices are meant to be operated with minimum effort to help users successfully escape through the doorway, meaning reliability is key every step of the way.” Testing and standards To certify fire performance, the complete fire doorset is put through periods of standardised destructive testing in accredited laboratories and workshops. The standard fire performance test method complies to BS EN 1634-1, and in conjunction with product standard BS EN 16034, it provides the supply chain with manufacturing guidelines, and as a result, gives responsible persons and end users peace of mind that their doorset will function in a fire scenario. Kirk Smith continues: “Fire doors are a legal requirement in all non-domestic properties and houses of multiple occupancy and with updated fire safety regulations now in effect, third-party testing and product traceability is as crucial as ever. Upon testing, certified fire doors are given a fire-resistance rating which details the length of time the door and its hardware components can withstand fire and smoke, with the most common FD ratings being FD30 and FD60, which declare the doorset can withstand fire for 30 or 60 minutes respectively, and FD30S and FD60S if the doors have been tested with smoke


control. A regular door with no fire-resistance characteristics would not be able to withstand these tests and as such, would fail in a real-life event. “What’s more, fire resistance tests are conducted on representative samples, and as such, components should not be substituted post-specification and installation. Fire door hardware for example, in addition to rigorous fire safety testing, must go through stages of performance testing to ensure they function properly and are able to sustain a level of durability that makes them fit for purpose. Mechanical door closers must be tested to the appropriate British Standard EN 1154, which classifies hardware over its category of use, number of test cycles, power size, fire behaviour, safety and corrosion resistance. Equally, emergency exit devices and panic exit devices are tested to BS EN 179 and BS EN 1125 respectively and electromagnetic hold-open devices to BS EN 1155. A fire door’s hinges must also be tested to BS EN 1935. “For traceability purposes, end-users can review the UKCA and CE marks on a fire door and its hardware to find its fire rating, certificate numbers and the manufacturer’s details. Furthermore, for those looking to find additional information on a doorsets’ components, the Code for Construction Product Information (CCPI) can be referred to for clear, accurate and up-to-date product information - helping people to review and select trusted hardware that conforms to UKCA and CE certifications.”

GLASS FROM VICTORIAN OFFICE RENOVATION ARRIVES IN LEEDS READY FOR SUSTAINABLE TRANSFORMATION More than three tonnes of glass f rom a London building that dates back to the 1800s, has this week arrived in Leeds at the headquarters of the UK’s leading manufacturer of sustainable glass surfaces. Diamik Glass has teamed up with contractors Ambit Moat to provide sustainable surfaces for the renovation of the building in Farringdon Road known as ‘The Waterman’ to significantly reduce the embodied carbon of the project. The BGO owned building has been designed by Fathom Architects and will see the office units, spanning 70,000 square feet, redeveloped into a modern space that reduces the carbon footprint of the building and has an extensive sustainability commitment. The glass, removed from 360 windows which were no longer fit for purpose, has been shipped to Leeds and are set to be replaced with double glazed units to reduce unnecessary heat loss, paying back the embodied carbon from replacing the units within six years.

Instead of condemning the waste glass to landf ill, the project will ensure that the material fulfills a new purpose by being transformed into ecorok™ - a product by Diamik Glass that repurposes waste glass to create modern, luxury surfaces. The surfaces created from the glass will then be installed in the tea points and worktop spaces on Level 4 of the building. Michael Pickup, Managing Director at Diamik Glass explains: “We’re thrilled to receive the glass f rom The Waterman’s previous windows. This is a great opportunity for us to manufacture a unique product that gives back to the original building in a very exciting renovation project. CONCERN OVER FUTURE DEMAND

The Construction Products Association Autumn forecasts reports states that construction output remains on forecast to fall by 6.8% during 2023. The two largest construction sectors contributing to this fall is private new housing and private house repair (r&mi), maintenance and improvement. In 2024 the forecast is for a further drop of 0.3% in construction output. The reasons given for the slowdown is the UK’s slower economic growth and high interest rates. A recovery in private housing and new build and r&mi is not due until 2025. Meanwhile the CAB Q3 State of Trade Survey (SoT) demonstrates that aluminium fenestration seems to have remained reasonably buoyant during 2023 with members remaining busy and positive about historic sales and future demand. This can be attributed to at least two factors. Firstly, some projects already out of the ground will continue to be built with fenestration requirements lagging from starts by eighteen months to two years. Secondly, the growth in aluminium in the home improvement market continues apace as households with greater disposable income improve using aluminium based products as opposed to the use of other materials. Reviewing any fenestration trade magazine today emphasises the interest in aluminium. Commercial and Industrial output remains strong which is where aluminium fenestration products are traditionally used.

‘Historic Sales Volume’s have dipped for Members of CAB, for the first time in the last twelve months. This follows the wider construction output reporting a drop of -47% on net balance in the Q2 2023. The annual drop in historic sales for Members is just -5% on net balance, but nevertheless, indicates a crucial drop in demand. CAB Members remain much more positive about trade than the wider construction supply chain. ‘Expected Sales Volumes’ reported by Members has decreased significantly from a high of 77% on net balance in Q1 2023 to -6% on net balance forecast for the last quarter in 2023. Important to note that the Membership still see the full year ahead as a positive growth with 39% on net balance indicating sales growth into 2024. This is favourable against the slight drop in forecasted sales from the construction supply chain of just -6% on net balance. ‘Sales Volumes - Quarter-on-Quarter’ views are mixed with 37% of Members reporting no change between Q2 and Q3, 47% stating a drop in sales and only 16% reporting growth between the two quarters. ‘Sales Volumes - Year-on-Year’ are a little more polarised with just 11% of members stating no change, 48% stating a drop in sales and 43% reporting growth between the two years. With the years previous three quarters results showing growth in sales, the sales volumes again indicate a slowdown in demand. ‘Historic Unit Costs’, whilst softening during the last twelve months have risen in Q3 showing on net balance a greater increase than the wider construction supply chain for both quarterly and annual costs. Whilst aluminium costs have remained fairly level in the last six months, increases in labour costs will increase unit costs at the gate. There remains a crucial skills shortage in the fenestration industry as it carries an older demographic compared to other construction industries.

As expected, ‘Cost Factors’ indicate that 84% of Members on net balance report this as the greatest cost factor. This has remained constant throughout 2023 only superseded in Q4 2022 by ‘Energy Costs’. The rise in living costs and mortgages coupled with a skill shortage puts experienced people at a premium who can negotiate increases in salary. It comes as no surprise that when we look to ‘Likely Constraints on Activity Over the Next twelve Months’ that we see 89% of respondents claiming that demand is the likely constraint on business moving forward. Whilst demand has always been at a high level over the last twelve months, this is its highest report figure to date. Reported ‘Labour Costs’ remain high on net balance from Members, over twice that of the wider Construction supply chain, reinforcing the lack of an experienced labour pool. Members ‘Capital Investment’ on net balance has reduced in the year ahead compared to the previous year. Only Customer Research’ shows an increase in spend for the year ahead. DGS IMPLEMENTS SMART CONSTRUCTION DIGITAL SOLUTIONS TO BOOST PROJECT EFFICIENCY

DGS (Dynamic Ground Solutions) has initiated the use of digital technology and services from Smart Construction to accurately track work progress at its job sites across the country, in a move to optimise its prof itability and establish a robust foundation for future digital advancements. Smart Construction is a digital transformation strategy developed by Komatsu, Sony Semiconductors, NTT Communication, under the name of EARTHBRAIN Ltd. Smart Construction offers a suite of software, hardware solutions, and services to enhance eff iciency and profitability by optimising job site processes. Operating on a national scale, DGS has always been at the foref ront of technological integration. This is demonstrated by their early adoption of Komatsu’s Intelligent Machine Control (iMC) technology in the UK a decade ago. Currently, DGS is incorporating the latest feature of the iMC technology – autonomous as-built data capture. This innovative functionality enables machines, irrespective of their model or age, to autonomously collect location and elevation data from dozer tracks and bucket edges. The gathered information is then automatically processed and displayed on the Smart Construction Dashboard. This allows customers to effortlessly monitor their volume-based work progress straight from their offices, providing daily updates on cut-and-fill operations for maximum efficiency. It was this distinctive interconnectivity between the iMC technology and the Smart Construction Dashboard that

influenced DGS’s decision to utilise this solution as a key part of their jobsite monitoring solutions. The soil engineering specialist’s objective is to utilise technology throughout every step in the earthmoving process to gain earth movement information, allowing for effortless daily cut-and-f ill checkup and quick reactions and recovery, pre-empting any f inancial overruns. The lounge, for instance, has some eco conscious items including plastic free fabrics. “One of the main aims here was to create somewhere for an active family to rest and feel homely and the colours, along with the furniture choices in here, do just that. “The dining / kitchen area was about creating a space for the whole family and their interests, somewhere that felt open with plenty of areas for them to eat together and entertain. “I was also keen to merge it with the outside space and achieved this by using landscape artwork, faux plants and green colour choices. Continuing the sustainability theme, the benches and dining stools are recycled.”

Emphasis on the outdoorsy lifestyle can also be seen through the choice of décor upstairs. With Edinburgh International Climbing Centre just a few miles away, the second bedroom has a ‘teenage dream’ rock climbing theme. A large-scale forest landscape wallpaper mural entices you into the room and sets the tone: the bed accessorised with walking boots, water bottles and climbing books. The clever use of stepped-up rock-climbing grips on one of the walls adds further drama to the room.
