WOODED WONDER An expert team conjures a welcoming forest reverie in Great Falls

T

he potential for a multidimensional garden in the woods was clear f rom the start on a three-plus-acre clearing in Great Falls, Virginia. The owners of a Colorado-inspired, stoneand-wood residence sought to enhance their property with a pool, vegetable garden and play space for children. The plan developed by landscape architect Jeff Plusen layered vegetation in organic curves and set stones as nature might have dropped them. He even integrated a faux stream by recycling pool water over a cascade of Delaware River pebbles. “It’s a tremendous property carved out of the woods, so the connection to the environment was very important,” Plusen notes. A wild spirit flourishes in the backyard. Stacked f ieldstones support a pool sidewall. Irises and grasses sprout among irregular flagstones, a fire circle and pathways to an expansive lawn. For contrast, orderly travertine pavers surround the pool and gazebo. Garden installation was undertaken by Planted Earth developer-update.co.uk

Landscaping. Starting in 2015, spaces for play equipment and a kitchen garden were established, and serviceberry trees, oakleaf hydran geas an d summ er meadow bloomers planted. Close to 100 additional trees replenished the forest edge. “We went with nothing smaller than two-inch calipers,” says thenproject manager Justin Spittal. An unusual cattle-crossing grate at the f ront entrance keeps deer out, while welcoming guests with an unobstructed and lush view. “This project was awesome,” says Spittal. “Other than the native forest, there wasn’t a single plant on site when we got started.”

FROM COMICS TO COPINGS Architectural and landscaping products from Welsh Slate feature on award-winning illustrator’s new home.

A

ward-winning British comic book artist and illustrator Charlie Adlard is enjoying a new lease of life in a new home featuring a building material that is seriously old! Charlie has been a “veteran” of the comic industry for more than 25 years and recently f inished a 15-year spell working on The Walking Dead series which was adapted for television by US network AMC in 2010. Charlie himself appeared in the pilot as a zombie extra! Now free to pick and choose his own projects, including life drawing sessions and single illustrations for music, films and other media, Charlie is working from his new home on the banks of the River Severn in his hometown of Shrewsbury, Shropshire. The house, which was designed as one of a pair by AHR Architecture, uses Welsh Slate products on various aspects – as vertical cladding on elevational features including a “chimney” on the house, and for hard landscaping, as walling and copings to terraces and walls in the landscaped gardens. The architectural and landscaping products manufactured by Welsh Slate at its main Penrhyn quarry near Bangor are produced f rom a material that is 500 million years old, but at Charlie’s three-storey, split-level house, it has been used to complement the contemporary aesthetics of the building. The cladding is from Welsh Slate’s Penrhyn Heather range, in a Honed finish, while the pillared walling is from the same Penrhyn quarry with a textured finish and the same Honed finish also features on the copings.

Charlie said he specified the Welsh Slate products for a variety of reasons. One was sustainability (the garden features an extensive photovoltaic array), the other sentimentality! “The house, as much as possible, is hopefully as environmentally friendly as we could make it, so a natural product like Welsh slate works with that remit. We also wanted to use as much locally sourced product as possible.” He also explained that his family has a strong connection to North Wales. His wife is Welsh - her family come f rom Bangor and Anglesey - so to them it made sense to source local materials from that area to complement their house design. They had always known about Welsh Slate, having visited the area many times, and eventually having a holiday home in Beaumaris that virtually looks across the Menai Strait to the quarry. Charlie added: “The use of the Welsh Slate products has been mainly decorative, and they have made a striking natural addition to the modern look of the building. The report, created in collaboration with some of the UK’s top industry experts, delves into the current challenges and opportunities facing the hotel industry and serves as a valuable resource for those designing hotels of the future.

ow in its third year, the must-read report includes contribution from Jane Pendlebury, CEO at The Hospitality Professionals Association (HOSPA), who explores technology in the sector and examines the potential for the industry to become fully automated. Wren Loucks, CEO & Creative Director at Be-kin, an awardwinning interior design studio, examines ritual, sensory rich experiences and social sustainability in hotel design. HETAS HOT TIP OF THE WEEK BEWARE WHEN SLUMBERING Many homeowners are leaving their woodburning stoves to ‘slumber’ overnight to avoid having to relight their appliance the following morning.

A

s many appliances are not designed to operate in this way, Calvin May, head of technical services for HETAS, compiles the best advice on why you might need to avoid a slumbering stove… Unless your woodburning appliance is specif ically designed to do so, you should avoid slumbering overnight. Leaving your appliance at a low output for an extended period can surprisingly create a number of problems. This can include incomplete combustion which may lead to an increased likelihood of unwanted condensation forming in the chimney. This sort of condensation can damage some chimney systems.

What is slumbering?

Depending on the chosen fuel and design of the stove you use, you may be at risk of incomplete combustion when running your appliance at a low heat output. This can lead to the formation of sooty and/or dry deposits and condensation on the flue lining. Combustion eff iciency can be reduced and you may not be operating the appliance in the most environmentally responsible way. If you do own an appliance that is designed for slumbering, it is necessary to adopt certain practices to reduce the negative effects of operating at low outputs. Usually this involves running the appliance at high output following slumbering to hopefully burn away any flue deposits and to ensure the chimney warms up suff iciently to provide a good draught and

reduce the risk of condensation.

Stay carbon monoxide safe when slumbering By allowing your appliance to remain in slumber mode for long periods of time, you are reducing the amount of air available to the appliance, when what you really want for the most environmentally responsible is an adequate supply of air for the amount of fuel being used. Good combustion reduces the formation of pollutants like particulate emissions, CO and other pollutants. Most appliances are not designed to be used with the door or doors open except at the point of re-fueling. Please read your appliance instructions in case opening the door allows fumes back into your room.

Slumber mode is when an appliance is purposely set at a low or minimum output normally for overnight burning to be revived in the morning without the need for relighting. Only some mineral fuel burning appliances are designed to operate in a slumbering mode and if you are not sure whether yours is one of them, it should not be operated in this manner.

Problems associated with slumbering a stove There can be several reasons why you may choose to slumber, from making it easier to light the following day to the appliance not being sized according to the heating load applied to it, requiring it to be turned down low in order to maintain a comfortable temperature in the living space. developer-update.co.uk

LONDON LANDLORD GIVEN SEVERE MALADMINISTRATION SANCTION AFTER LENGTHY FIRE DOOR DELAY A London-based housing association has been sanctioned for severe maladministration by the Housing Ombudsman after it failed to provide fire-safe doors in a property more than 18 months after the resident moved in. Wandle, a 7,000-home landlord, was sanctioned by the ombudsman for what it described as “cumulative failures in addressing f ire safety issues in a resident’s flat”. In a release today, the ombudsman found that the landlord was unable, despite a number of visits, to provide assurances that the doors in the resident’s flat were f ire-rated and whether that meant they needed replacing. The resident also raised concerns about the general condition of some of the doors, which were not dealt with promptly. Wande told Inside Housing that it has now “apologised unreservedly to the tenant”. The resident f irst requested confirmation that all the doors were fire doors upon moving in, following a mutual exchange. However, after four visits over a ninemonth period, the landlord still had not clarif ied the f ire rating of the doors.

Asperger’s Syndrome, subsequently raised a stage-one complaint. In response, the landlord said it would assess the doors but these visits still did not establish whether the doors in the property were fire doors. The resident also wanted to know whether the landlord had responsibility for f ixing the other faulty doors she had previously raised concerns about. The landlord escalated the complaint to stage two, and arranged for a survey which found that the f ront door required a new fire door, that a new fire door was needed for the lounge and that other door defects needed repairing. At the end of this process, 18 months after the resident had first moved in, the landlord had still not replaced the front door.

Feeling this was a fire safety issue, the resident also voiced concerns about the front door missing a fire strip and not fitting the frame.

The ombudsman found that while the landlord rectified the matter by arranging a door survey, there was a delay in addressing the fire safety issue raised by the resident.

repair, rather than a fire safety issue, and the ombudsman described the inspection at mutual exchange “unsatisfactory as the missing kitchen door should have been picked up”. It was these cumulative failures that meant fire safety issues in the resident’s home went unaddressed for a significant period and caused her worry and frustration. Following the investigation, the landlord has agreed to review both its mutual exchange policy and its complaint-handling process, as well as making it easier for staff to identify when a resident has a vulnerability. Tracey Lees, chief executive at Wandle, said: “We respect the ombudsman’s f indings, which are published in today’s report. We have apologised unreservedly to the tenant affected by this case, and are fully complying with our obligations in line with the determination and recommendation. “Extra measures and procedures have been amended to ensure that this does not happen again, and we are committed to learning from feedback to continually improve our services for residents.”

The development will be set up as a Community Interest Company (CIC) and have a solar array, which will be co-owned by all of the residents and will provide a source of clean, renewable energy on-site. Located on the banks of the Leeds-Liverpool canal, the homes at Stall will border a green corridor that passes Kirkstall Valley Nature Reserve and the famous Kirkstall Abbey, providing a convenient route for cyclists and pedestrians directly into central Leeds.
